Rental value of a property is mainly determined by two main factors: 1) The market value of the property 2) Prevailing rental rates. Generally, the rent of a property is between 2.5 percent and 3.5 percent of the market value of the property. Lets say, the market value of your property is Rs 30 lakh. So the rental yield from your property would range between Rs 7,5000 and Rs 10,5000 per year and this means, monthly it would be between Rs 6250 to Rs 8750. Now depending on the demand and supply of the property in your area, the rent might be a little higher or lower. However, it is usually between 2.5% to 3.5% of your current property price.
