Generally, buyers are the one that looks after the property registration. For this, he/she needs to visit the sub-registrar’s office with the following documents and stamp paper: 1. Identity proof of parties involved(Aadhar Card,PAN card etc.) 2. Two passport photographs of parties involved 3. Sale deed 4. Power of authority in case the party is representing someone else. 5. Proof of payment of stamp duty and registration fee Steps before registering a Property: 1. You’ll have to check the encumbrances by visiting the Sub-Registrar of Assurances’ office: This can be done by looking at the Title Deed. You might have to go to the Sub-Registrar of Assurances’ office to check the authenticity of the documents. You will also have to enquire about any type of mortgages and loans that are pending. 2. Prepare for Final Deed This procedure is taken care of by the buyer’s lawyer. He/she will get an embossed document on a green legal paper with the date and blank space for stamps. The lawyer’s charges are additional from that of the paperwork. 3. Payment of Stamp Duty After you get the embossed documents, for stamping the sale deed, you have to pay the stamp duty at the designated bank or authorized collection centre of the Stock Holding Corporation of India. The charges vary with respect to each state. 4. Final Procedure of the final deed at the local office of Sub-Registrar of Assurances Both, the buyer and the seller’s presence is required with two witnesses at the sub-registrar’s office near your property locality. 5. Applying for the Mutation of the Title Deed The mutation of the Title Deed is nothing but the transfer of the title deed from the seller to the buyer. You will have to visit the office of the City Survey and Land Records Department and fill in the application prescribed. This process usually takes one month’s time Now you and the buyer will have to be present at the sub-registrar’s office with the mentioned documents.
