I am in Mumbai and have been staying in a pagdi system house for the past 48 years paying my rent regularly the landlord has stopped doing building maintenance the building is old and structurally weak. What is the scope for redevelopment, there are 17 tenants and there are only 2 floors. What is the process and how to go about it.

  1. The government has approved that the Pagdi system houses can easily go ahead with the redevelopment of the project. According to the Brihanmumbai Municipal Corporation (BMC), it allows redevelopment of buildings with the consent of 51 per cent of the apartment owners (51% of 17 is around 8.6, so 9 tenants should agree for redevelopment out of 17 and you can proceed further). The tenant has little rights to get an apartment/society redeveloped unless the owners give their consent. The owner’s consent is the most important part. He/she should agree for the redevelopment process then only you can proceed further.
