Hi,
As an owner, you will have to be ready with these documents:
1. Identity/address proof - Electricity bills, etc
2. No-objection certificate - It would be required if your society has any conditions
3. Proof of homeownership - title deed, etc
Speaking about the legal background check of the tenants, you should consider a checklist which contains:
1. Identity/address proof
2. Police verification (To ensure there are no legal cases filed against the tenant)
3. Employment details (if a working professional).
Apart from that, you will need these documents while proceeding for the agreement:
1. Two passport size photographs (Owner as well as the tenant)
2. Aadhaar card
3. A government authorized ID proof
