There is a lot of confusion on this topic as there is a clear answer to this. However, according to a few experts, in 2017, RERA made it necessary that the builder should charge you depending on the carpet area. Yet, there are many builders who don’t follow this.
According to RERA, the builders have given the liberty to charge any price that the builder wants. However, it is mandatory to disclose the exact carpet area.
There is a lot of confusion on this topic and many of us get confused. So to give a little information, in 2016, the RERA Act, 2016 was passed. According to this act, it is now the duty of the developer, to make buyers aware of the carpet area and quote prices based on this and not the super built-up area.
This means that there would be no hiring or lowering in the price on the basis of floor or location of the property.
