Floor Area Ratio (FAR) is a zoning regulation. It defines the maximum allowable floor area of a building in relation to the size of the plot of land on which it is located. It is also known as Floor Space Index (FSI) in some regions.

The FAR is calculated by dividing the total floor area of the building by the total area of the plot. The formula for FAR is:

=Total Floor Area of the Building*100/Total Area of the Plot ​

For example, total floor area is 1000 sq. ft, total area of plot is 500 sq. ft.

Then, FAR= 1000*100/500 = 200.

The FAR regulations are set by local planning authorities and can vary from one city to another. These regulations are implemented to control the density of development in a specific area. It ensures that buildings are not excessively large in relation to the size of the land. 

The state government has amended the Haryana Building Code, 2017

and increased the ground coverage from 66% to 75% for plots covering up to 250 square meters. 

The maximum floor area ratio (FAR) for plots covering up to 100 sq m would be 165%. The FAR for plots between 100sqm and 250sqm is 145%. The ground coverage for plots between 250sqm and 350sqm is increased from 60% to 66%, and the maximum FAR allowed is 130%.

 The ground coverage of plots from 350 sqm to 500sqm is increased from 60% to 66%, and the maximum FAR allowed is 120%. The plots  from 500 sqm to 1,000sqm will cover 66% of the area and the maximum FAR allowed is 100%.
